| Résumé: | RESUMEN: Objetivo: El desarrollo de este estudio tiene como objetivo general la propuesta de diseño del parque central y edificaciones circundantes para el núcleo comercial en la ciudad El Tránsito, departamento de San Miguel; proponiendo alternativas de esparcimiento y desarrollo económico. Metodología: Se desarrolló por medio del Método Científico constando de capítulos denominados de la siguiente manera: Generalidades; es la parte de la investigación en donde se hace la conceptualización del problema, y establece el inicio del proceso a realizar; esta fase contiene; el planteamiento del problema, la justificación, los objetivos, límites, alcances y metodología. Marco Referencial, es la fase que sustenta de forma teórica la investigación, está conformado por: marco teórico, es la parte de la investigación en donde se indaga a profundidad sobre el tema; marco histórico, en esta etapa se reflejan datos sobre los hechos que inciden sobre el tema y el lugar; y por último el marco legal, dentro de él se establecen las leyes y normas que se relacionan con el tema de investigación. Diagnóstico; es la etapa en donde se analizan y describen los aspectos que afectan positiva y negativamente y se evalúa la situación actual y entorno urbano del proyecto. Pronóstico; En esta fase se plasman los datos que se ocuparán para la elaboración de la propuestas arquitectónica. Propuesta; es donde se plantea el diseño físico espacial, el cual cubrirá las necesidades estudiadas anteriormente. Conclusión: La ubicación del Proyecto será un punto descentralizado de crecimiento, por estar dos cuadras al sur de el punto referencia de la ciudad que es Alcaldía Municipal, creando el espacio necesario para el crecimiento de comercio y recreación en la zona. Se creó una Propuesta de Diseño Arquitectónico que cumple con todos los requerimientos reglamentarios y condiciones espaciales que satisfacen las necesidades de los pobladores y visitantes; tanto para el paseo peatonal como para la remodelación del parque municipal se realizó considerando las necesidades de la población y los espacios que atraigan la atención del público. ABSTRACT: Objective: The development of this study has as its general objective the design proposal of the central park and surrounding buildings for the commercial center in the city of El Tránsito, department of San Miguel; proposing alternatives for recreation and economic development. Methodology: It was developed through the Scientific Method consisting of chapters named as follows: Generalities; it is the part of the investigation where the conceptualization of the problem is made, and establishes the beginning of the process to be carried out; this phase contains; the statement of the problem, the justification, the objectives, limits, scope and methodology. Reference Framework, is the phase that theoretically supports the investigation, it is made up of: theoretical framework, it is the part of the investigation where the subject is investigated in depth; historical framework, in this stage data are reflected on the facts that affect the subject and the place; and finally the legal framework, within it the laws and regulations that are related to the research subject are established. Diagnosis; This is the stage where the aspects that positively and negatively affect the project are analyzed and described, and the current situation and urban environment of the project are evaluated. Forecast: This phase captures the data that will be used to prepare the architectural proposals. Proposal: This is where the physical and spatial design is proposed, which will cover the needs studied previously. Conclusion: The project will be located at a decentralized growth point, being two blocks south of the city's landmark, the Municipal Hall, creating the necessary space for the growth of commerce and recreation in the area. An Architectural Design Proposal was created that meets all regulatory requirements and spatial conditions that satisfy the needs of residents and visitors. Both the pedestrian walkway and the remodeling of the municipal park were designed taking into account the needs of the population and the spaces that attract public attention. |
